The booking deposit will be refunded, if the guest cancels or modifies his booking at least 90 days before arrival.

HOUSE RULES

​

REMINDER. The Villa is located in the Mountains, but just a 2,0km-3km ride from beautiful Chaweng Noi Beach, Restaurants and Shops. The concrete road is walkable but steep. Beware Transportation will incur additional cost during your stay at this listing.

We offer private driver services. Charged by destination starting from 400-700THB per Car (SUV or Minivan). 4 SUV and 2 Minivan in 24/7 standby and available on 30 minutes notice. Full-time Driver including a car can be booked at much lower prices. We do not recommend motorbikes.  Motorbikes for experienced Drivers only and an underestimated risk. Grab and Navigo recommended alternatives.

Early checkin and late checkout is available subject to availability.

Barbecue (open fire) is not allowed in any of our villas. Unpredictable risks, dirt, smell and danger for Guests and the Villa. Guests can warm up food with a microwave, induction stove, Coffee maker and a hot water kettle in the kitchen. No self cooking.

 

Oneway airport transfer ( airport to villa ) is included in the booking price.

"Hangover Samui" and Grab provide fresh food delivery service across the island round the clock. (a good choice from variety of good restaurants ) Beware deliveries could be cancelled depending on weather conditions including rains and storms.

​

The Onside staff are available from 08.00am - 04.00pm and a dedicated guest relationship manger is at your disposal 24/7 looking forward to to assist you during your stay.

​

Please remember that the villa is not a hotel, but a self catering and self serviced private villa in an exquisite relaxed atmosphere in a private environment. 

​

Responsibilities of the onside staff is the house keeping, repairs, pool maintenance, maintenance of surroundings including gardens and the 

Your guest relation manager is available for you 24/7. We are here to help.

 

Housekeeping two times a week, change of linen and towels one time a week free of charge. Additional requested cleaning, change of towels or linen will be charged.

Laundry service is available upon request for 150THB/ kg including iron. Please drop your laundry in a plastic bag and inform staff.

​

Please respect our neighbors and avoid any noise between 10.00 pm and 8.00 am.

​

Always respect the property and treat the content and the room with care. 

​

Use the villa only at the booked amount of guests. The reception as well as the treat of additional guests during daytime is NOT allowed. Max occupancy is 2 guests at anytime.

​

Additional fees for an overnight stay of additional guests not included in initial booking apply.​

​

Pets are NOT allowed.

​

Smoking is strictly prohibited in all rooms. Please use the designated areas on the terrace and balconies. 

​

Consumption water ( consumption water in Asia not drinkable ) and fibre optic internet is free and included in your booking price. 

​

Use the air-conditioners and electricity with care. Daily electric consumption is charged and NOT included in your booking price. Electricity consumption will be visible in daily electricity meter readings and is charged at reasonable 7THB/ kWh. 

​

Climbing on the outdoor building is forbidden. Guest are using the common or private pool at their own risk.​

​

Manager reserves right to deny use of the swimming pool and to remove guests from property repeatedly not abiding to this house rules.

Please Note Koh Samui is located in a tropical climate zone nestled within incredible natural surroundings. Always keep in mind Koh Samui is a developing and unregulated island with imperfect Infrastructure. Power outages and internet issues during your stay are common and unpredictable. We are her to help but can not be held responsible for third party problems or public areas ( disconnected internet, power outages, public waste and waste water management, public electric authority infrastructures, stray dogs, snakes, insects, bats, jellyfish or geckos in natural surroundings and outdoor areas, dirty beaches, polluted sea, severe weather conditions depending on Seasons, conditions of public roads, the lack of roads and steep or dangerous access roads, road accidents, overpriced Taxi and transportation services and in some circumstances death) are out of our management and control.

Rotten, restricted and abandoned 3rd party buildings and structures you might experience across the island during your stay in Samui are out of our management and control. We can not be held responsible for the conditions of third party properties not related to our listings. We are here to help and to assist you during your stay in Samui but can not be held responsible for unpredictable constructions, construction works, construction noise, non acceptable infrastructure and road conditions are out of our control and not related to our properties or management.

Motorbikes are not recommended. Motorbikes are an underestimated risk including experienced drivers. Our reliable driver services, Grab and Navigo recommended alternatives. Always reconfirm price before entering any vehicle. We can not be held responsible for overpriced transportation fees experienced during your stay in Samui but here to help and to mediate and able to offer fair and reliable driver services during your stay at one of our listings.

The Address system in Samui is in most areas of the island non functional. We recommend to use location pins. Applies to Taxi and delivery services.
